The site currently comprises an existing three storey retail block with full basement. We were asked to prepare a scheme for pre-application advice that converted the upper floors to residential use, as these floors are under utilised, and reconfigure the ground and basement floors to form two new retail units.
As the existing building is deep in plan this created the opportunity to position a block at the front and a block at the back of the building and create a landscaped courtyard in between, forming a quiet oasis away from the noise of London Road.
An extra lightweight floor will be added, set back from the road, allowing 24 flats to be built above the retail units.
